Macleay real estate program is a course of study endorsed by the Office of Fair Trading providing the education qualifications required for:
Building
A study of residential, commercial and industrial buildings including
architectural styles, building materials and techniques of construction. It
enables students to conduct internal and external building inspections and to
prepare a report which details the condition of the property, its defects and
the need for repairs and maintenance.
Business Agency
This subject provides students with the educational qualifications for a
business agent's licence. It provides the skills and knowledge necessary to
list and market businesses for sale, including evaluating the market price of a
business based on its performance, return on investment, competition and growth
prospects. Students are taught how to comply with legal requirements and
complete the necessary documentation for the sale of a business.
Business Communications
Areas covered include communication models and theories, public speaking
preparation and delivery, business reports, type of business letters,
reflective listening, assertion skills, negotiation and persuasion techniques, risk
management, decision making meetings and formal meetings.
Business Planning
Students learn how to develop a strategic plan for a real estate business.
Instruction is given in choosing the most suitable organisational and legal
structure for an existing or new venture and analysing the business' strengths
and weaknesses in relation to its resources, competition and future industry
trends. As a practical exercise, students prepare a business plan incorporating
a financial and marketing strategy.
Business Law
A study of the legal system in Australia, contractual relationships and the
legal processes of statutory and commercial entities. Topics include the
Australian legal system, structure of the court system, business law, law of
contract and principals and agents.
Computer Studies
Practical instruction in the computer applications available to real estate
agents for sales, listings and property management. Topics include computer
hardware and software, word processing, spreadsheet and database functions and programs
suitable for specialised real estate accounting.
Financial Management
This subject is taught in conjunction with real estate accounting. It provides
students with the skills to use financial data as a guide for business
performance and as a tool for future planning. Topics include implementation of operational performance systems,
setting and achieving budgets, cost control, sources of business finance and
how to develop proposals for expenditure on business assets.
Human Resource
Management
The management of human resources within the total management structure of
property industry businesses. Topics include: grievance, discipline and counselling procedures,
workplace relations and awards, job analysis, recruiting, selection and
induction, leading and facilitating work teams, training and facilitating a
workplace learning environment.
The Property Industry
An overview of the structure of the property industry including its economic
significance and interrelationship with other industries, basic terminology,
documentation, concepts, procedures, policies and career preparation. Students are introduced to job roles,
industry practices and ethics in real estate, strata management and business
broking sectors.
Marketing
Students learn how to research and analyse market conditions in sales and
rental properties in order to provide information to prepare a marketing
strategy. Topics include developing a business
network with purchasers, owners, tenants and landlords and methods of
advertising and promotion. Students are also provided with the skills necessary
to prepare and conduct an auction. This subject is an introduction to the
specialist studies in Project Marketing.
Project Management
Students build on skills gained property management and sales by learning how
to provide management and investment advice to vendors and purchasers of
commercial and retail properties, and project type developments. Topics include the listing and sale of
specialised properties, property investment cycles, the effect of taxation law
on investment returns and methods of reporting on the financial performance of
property investments.
Property Management
Students learn how to carry out the functions of a property manager. Topics include obtaining listings, negotiating management
fees, marketing rental properties, selecting tenants, conducting property
inspections, maintaining rent rolls and negotiating disputes between landlords
and tenants. Part of this course covers the specialised property management
required in commercial and industrial leasing.
Real Estate Trust
Accounting
This subject introduces students to the keeping of financial records using
basic accounting procedures from journals and ledgers to the revenue statement
and balance sheet stage. This knowledge is then applied to the preparation of
real estate trust accounts in accordance with relevant legislation, in a form
suitable for audit. Students also learn payroll procedures and how to prepare
bank reconciliations. Computer packages are used to demonstrate accounting
techniques used in modern real estate offices.
Property Law
The legal principles which affect the real estate industry including law of
ownership, Torrens Title, the rights and duties of mortgagors and mortgagees
and the subdivision of land. Students learn the principles underlying contracts
for the sale of property and how to complete appropriate documentation for a
valid contract between a vendor and purchaser. Topics also include consumer
protection and the effect of the Trade Practices Act on real estate
transactions.
Real Estate Sales
It provides practical skills to determine the appropriate methods of listing
and sales for a range of properties. Topics
include prospecting for listings, preparing a listing presentations kit,
techniques of successful selling, methods of advertising and promotion and
negotiation of agreements between vendors and purchasers. Emphasis is also
given to the special methods needed to list and sell commercial and industrial
property.
Client Relations
This subject teaches students
how to implement practices to create and maintain professional business
relationships with the public and clients. Topics
include personal presentations, telephone and over the counter responses,
complaint handling, problem solving, dealing with social and cultural
differences. Students also learn how to expand an agency's client base through
networking techniques and loyalty programs.
Rural Agency
This subject provides the educational qualifications for a stock and station
agent's licence. It teaches the skills and knowledge necessary to list, market
and sell rural properties and conduct chattel auctions. Topics include the effect of geographic and economic factors
in determining commodity and rural property values, the impact of legal and
zoning restrictions and procedures to monitor the conveyancing process of rural
property.
Strata Management
This subject provides the educational requirements for licensing as a strata
property manager. It studies the role of a strata managing agent and procedures
for statutory documentation of strata title. Students are taught how to manage
a strata scheme by reporting to members, conducting meetings, resolving
disputes and maintaining financial and insurance records.
Property Appraisal
Students learn how to prepare reports appraising the market price range and
rental returns of houses and units taking into account the economic, social,
geographic and political factors which influence property values.
Job Seeking and Career
Planning
Studies the range
of employment opportunities throughout the real estate and property industries
and encourage students to set personal career goals. Skills developed include
job application letters and telephone calls, professional resumes, job
interview techniques, personal job search campaigns and long-term career orientation.

Auctioneering
Students develop
the skills and knowledge relevant to real estate auctioneering. Areas covered
include marketing and planning for auctions, on-site or in-rooms auctions,
legal obligations, clearance auctions, and, residential, commercial and
